glass and another with views over the lush garden to the forested
hills beyond. It contains all new furniture, most of which
was hand made by local craftsmen. On the plain terra cotta
floor is a colourful oriental rug. |

The large twin-bedded
room has its own double doors opening onto the garden. It
additionally offers an open hearth with sitting and writing
area, and a fine oriental rug.
Both bedrooms
are provided with bedside tables, chests, wardrobes and
mirrors - and beds.

| Two additional beds, and a sofabed, are available

| LIVING ROOM
|
|
|
This large and splendid
room is part of the original 11th century watchtower and exudes
all the related atmosphere with ancient beams crisscrossing
the ceiling. There is a large settee, double sofabed, coffee
table, large flat screen TV, DVD, Sky satellite decoder and
oriental rug. |

| KITCHEN

There is a white,
fully-fitted modern kitchen integrating perfectly with the
residence. It offers a four-ring gas hob, electric oven, fridge,
freezer and microwave. All the equipment that you are likely
to need is provided. There are double doors that open directly
onto the terrace. |
| TERRACE

Double
doors from the kitchen open onto a paved area which includes
the fine terrace. This is a south and west-facing suntrap,
resplendent with colourful plants in terra cotta pots, offering
lovely views over an olive grove across a wooded valley. Ideal
for that afternoon siesta or evening sundowner. |

| WASHROOM
|

|
The black and white modern washroom
offers a good shower, washbasin, toilet and bidet. |
| UTILITY
|
| In
the utility room are an automatic washing machine, tumble
drier, iron and ironing board. |
| HEATING |
| Gas-fired central heating
is throughout. Additionally, there is a fine, fully functional
open hearth. Logs for the fire are provided free of charge.
Gas for the central heating, if used, is charged at cost according
to consumption. All windows are double-glazed. |
| HOT WATER |
| Constant hot water is available,
supplied by the separate gas fired hot water system. |
| GARDEN
|
|
|
The well-maintained garden
is in front of the south-facing house so is normally bathed
in warmth and sunlight. There is a low stone wall around one
side over which are lovely views of hills and valleys. Mainly
of mown grass, it also contains many fine shrubs including
jasmine. Shade is available under the magnificent fig tree.
There is also a mature oak and a Tuscan cypress. |

| Located in the very middle
of the birthplace of the Renaissance, Monterchi is the ideal
place from which to visit not only the favourite centers of
fine art and architecture but also to discover those less
well known. A wealth of painting, sculpture, frescos and architecture,
all within easy reach, awaits the fortunate visitor. From
Opera at Orvieto to jazz at Perugia, from the singing nuns
at Citta della Pieve to the weekly summer open air concerts
in Monterchi, treats abound also
for music lovers. |

| LEISURE |

Arrangements are
in place for use by our guests of a choice of two excellent
outdoor pools with stunning views and two magnificent indoor
pools with full facilities, all situated just 12 minutes
from Casa Castagna. There are a further three excellent
outdoor pools with various facilities, all within 20 minutes
of the house. Other sports available
locally are golf, tennis, horse
riding, walking,
running, Egyptian physical training and clay

pigeon
shooting. The seaside at popular Cesenatico is only 1 1/4
hours away whilst the wonderful Tyrennian coast takes just
a little longer to reach. Boating on nearby lake Trasimeno
is always pleasant, as is bathing off its islands. The area
also offers boundless opportunities for walking, cycling and
touring by motor car.
